Painting an Edgemead House
Most of Edgemead was built between the mid-1970s and the late 1980s, which tells you a lot about what a repaint will involve. Cement plaster from that era has usually developed hairline shrinkage cracks, the original concrete roof tiles have lost their factory colour coat and turned porous, and the face-brick panels many of these homes were designed with were never meant to be painted at all.
The second thing that shapes an Edgemead quote is shade. The suburb has genuinely mature trees, and south-facing walls that sit under them stay damp for hours after rain. Those walls grow algae and lichen, and paint applied over living growth lifts inside two winters. A fungicidal wash and a full rinse are not optional extras here, they are the difference between a five-year job and an eighteen-month one.
What Painting Costs in Edgemead
| Item | What it covers | Guide price |

| Full interior, 3-bedroom | Walls, ceilings, trim, minor filling | R19,000 - R33,000 |
| Exterior, single-storey | Typical Edgemead 3-bed, walls and trim | R28,000 - R48,000 |
| Exterior, double-storey | Includes access equipment | R52,000 - R85,000 |

| Boundary wall, per m² | Both sides, two coats | R75 - R120 |
| Hairline crack repair, per metre | Cut out, fill, feather, spot prime | R160 - R280 |
| Fungicidal wash, per m² | Shaded and algae-affected walls | R25 - R45 |
Guide ranges for planning. Real prices move with wall area, how much preparation the surface needs, ceiling height and the paint system you choose. Anything quoted well under these numbers is usually one coat, or no preparation, or both.
When to Paint in Edgemead
The exterior painting window runs from about October through to April. Outside that, overnight temperatures on the Tygerberg side drop far enough that acrylic film stops curing properly, and walls that look dry at 9am are still holding moisture from the night before.
Within that window, February to April is the sweet spot. The south-easter has eased off, days are warm without being punishing, and you avoid the midsummer problem of paint skinning over before it can bond. If you are painting in December or January, sun-facing walls need to be done early in the morning and shaded elevations kept for the afternoon.
- Best months for exterior work: February, March, April, then October and November
- Avoid May to August entirely for exteriors - wet walls and cold nights stop the film curing
- Interiors can be done year-round provided rooms are ventilated and heated enough to dry between coats
- Roof work needs three consecutive dry days minimum, so book it well inside the dry season
- Wash algae-affected walls at least 48 hours before painting so they dry through, not just on the surface
Products That Work on Edgemead Homes
Older cement plaster and 40-year-old roof tiles need different systems to a new build. This is what we specify most often in this suburb.
| Surface | What we specify and why |
|---|---|
| Exterior plaster | Plascon Micatex is the usual choice here because the textured film bridges hairline cracks that a smooth acrylic would telegraph. Dulux Weathershield is the smooth-finish alternative where walls are sound. |
| Shaded south walls | Fungicidal wash first, then the same exterior acrylic. Skipping the wash is the single most common reason a repaint fails early in Edgemead. |
| Concrete roof tiles | Pressure clean, a penetrating roof primer, then two coats of Duram Roofseal or Plascon Nuroof Cool. Porous 1970s tiles drink the first coat, so budget for it. |
| Face brick panels | Better sealed with a clear breathable masonry sealer than painted. Once face brick is painted it has to be repainted forever. |
| Trim, doors and frames | Plascon Velvaglo or Dulux Pearlglo, both water-based enamels. They stay white instead of yellowing the way old solvent enamels did. |
