Painting a Plattekloof Home

Plattekloof homes are large, modern and mostly finished in smooth plaster, which sounds like the easy option and is actually the demanding one. Smooth walls show everything. A patch that was filled but not properly feathered, a roller that was reloaded in the middle of a run, a hairline crack that was painted over - all of it is visible in raking afternoon light across a big uninterrupted elevation.

The other thing that shapes a job here is fibre cement. A lot of the newer homes and additions in Plattekloof and Plattekloof Glen use Nutec or similar cladding for gables, upper storeys and feature panels. That board moves more than plaster does, so the joints need flexible sealant and the coating needs to be an elastic acrylic, not a rigid one. Where an estate is involved, the colour also has to clear the association before anything is opened.

Guide ranges. On a smooth-plaster Plattekloof home the preparation line is often 30 to 40 percent of the total, and a quote where preparation is cheap is a quote where the finish will disappoint.

When to Schedule the Work

October to November and March to April are the two windows worth targeting. Both give consistent drying without the temperature extremes, and both fall outside the estate holiday periods when access restrictions and noise rules tighten up.

There is a practical scheduling point that is specific to estates. Colour approval takes time - often two to four weeks - and several associations restrict noisy preparation to weekday working hours. If you want the job done in March, the colour submission needs to go in during January.

  • Best months: March, April, October and November
  • Submit estate colour approvals six to eight weeks before you want work to start
  • Smooth plaster should be painted under even light, so overcast dry days actually produce a better finish than bright sun
  • Avoid winter for exteriors - smooth acrylic on a cold wall shows lap marks that will not disappear
  • Interior work can run through winter, which is a good way to split a large project across two seasons

Specifications for Modern Plattekloof Homes

Large smooth surfaces and mixed substrates need a considered specification rather than one product used everywhere.

SurfaceWhat we specify and why
Smooth exterior plasterDulux Weathershield Smooth or Plascon Wall and All. Applied over a properly skimmed and sanded surface, with a wet edge maintained across the full elevation to avoid lap marks.
Nutec and fibre cementJoints raked and sealed with a flexible polyurethane sealant, an acrylic primer, then two coats of an elastic exterior acrylic. Rigid coatings crack at every joint within two seasons.
Interior wallsPlascon Double Velvet or Dulux Luxurious Silk. Both are washable, hold their sheen evenly across large walls, and touch up far better than matt PVA.
Feature wallsEarthcote or Plascon Cashmere for a hand-applied textured finish. Worth sampling on a board first, because these read very differently at scale.
Trim and joineryPlascon Velvaglo water-based enamel. On modern white joinery it is the difference between crisp white in year five and a yellow cast.

Plattekloof Painting Questions

Why does my smooth plaster look patchy after painting?
Nearly always one of two things: filler that was not feathered and sanded flat, or a wet edge that was lost part-way across the wall. Neither is fixed by another coat. Smooth plaster has to be prepared as a single flat plane and painted in continuous runs.
Do I need approval from the estate before painting?
In most Plattekloof estates, yes, if the colour is changing at all. Some require approval even for a like-for-like repaint. Allow two to four weeks and get the approval in writing before materials are ordered.
How should Nutec cladding be painted?
Rake and reseal the joints with a flexible sealant, prime the board, then apply two coats of an elastic exterior acrylic. The board expands and contracts more than plaster, so a coating that cannot move with it will crack along every joint line.
Is premium interior paint actually worth the difference?
On a large modern home, yes. Premium acrylics touch up almost invisibly and wash without polishing the surface. On big open-plan walls where a scuff cannot be hidden, that difference shows up within the first year.
How long should a repaint of this size take?
A large single-storey typically runs two to three weeks, a double-storey three to five, and preparation is most of it. Any programme where painting starts on day two has skipped something.
