Painting an Older Goodwood Property
Much of Goodwood's housing stock predates the widespread use of cavity walls and reliable damp proof courses. That single fact is behind most of the paint failures in this suburb. Solid brick walls without a working DPC draw groundwater upward, and the salts carried in that water crystallise behind the paint film and push it off. You see it as bubbling, a chalky white bloom, and paint that comes away in sheets on the lower part of the wall.
The other thing worth knowing before you get quotes is that the older plaster in Goodwood is often lime-based rather than cement-based. Lime plaster breathes. Sealing it with a thick, modern, plastic acrylic traps moisture inside the wall, and the wall then pushes the coating off from behind. Older properties frequently need a breathable system, which is a different product and a different price to a standard repaint.

Guide ranges. On an older Goodwood property the split between repair and paint is usually 40/60 or worse, and any quote that prices only the paint is quoting for a job that will fail.
Best Time to Inspect and Best Time to Paint
These are two different answers in Goodwood, and confusing them costs people money. Inspect in winter. Between June and August the walls are carrying their maximum moisture load and the true extent of rising or penetrating damp is visible. An inspection in high summer will consistently understate the problem.
Paint in the dry season, October through April. Between the two, allow drying time. A wall that has been hacked off and replastered after damp treatment needs four to six weeks before it takes paint, and longer if it is a thick solid wall. The realistic sequence for a damp-affected Goodwood house is diagnose in August, repair in September, paint from late October.
- Inspect for damp between June and August, when moisture is at its highest and visible
- Repair work in early spring, painting from mid-October onward
- Allow four to six weeks of drying on any newly replastered wall before the first coat
- Exterior painting season runs October to April, with March and April the most stable
- Commercial and shopfront work is usually done over weekends or after hours to avoid trading disruption
Breathable Systems for Solid Walls
Product choice on an older Goodwood wall is about letting moisture out, not sealing it in.
| Surface | What we specify and why |
|---|---|
| Walls treated for rising damp | A salt-resistant render, then a breathable mineral or silicate-based finish. These allow vapour out while shedding liquid water, which a standard acrylic film does not. |
| Sound cement-plastered walls | Plascon Micatex or Dulux Weathershield are both fine here. Micatex has the advantage of bridging the hairline cracking common in older render. |
| Damp barrier coatings | Plascon Damp Away or a.b.e. Cemseal, applied to the prepared substrate. These are part of a system, not a standalone fix - used on an untreated wall they simply move the problem higher up. |
| Pre-1990 woodwork | Old enamel on properties of this age may contain lead. Do not dry-sand it. Wet-sand or use a chemical stripper, and keep the debris contained. |
| Shopfronts and commercial | Plascon Polvin or Dulux Trade for interior walls where fast recoat times matter, so the space can reopen the next trading day. |
