Painting a Table View Home

Table View is one of the harshest painting environments in Cape Town, and pretending otherwise is how homeowners end up repainting twice. Three things are working against the coating at once: airborne salt, which holds moisture on the surface and corrodes any exposed steel; wind-driven sand, which physically abrades west-facing walls; and unbroken sun on those same elevations.

The practical consequence is a shorter repaint cycle. Where an inland northern suburbs house might get seven or eight years out of a good exterior system, an exposed Table View elevation realistically gets four to six. That is not a reason to spend less on paint. It is the strongest possible reason to spend more, because the difference between a budget acrylic and a premium one is far larger here than it is fifteen kilometres inland.

The Narrow Windows That Actually Work

Table View has a shorter usable exterior painting season than almost anywhere else in the northern suburbs, because the two constraints work against each other. Winter is wet and cold, so May to August is out. Midsummer is when the south-easter runs hardest, and on this coastline it carries enough sand to ruin a wet surface.

That leaves March to early May and September to early November as the genuinely reliable periods. Warm enough to cure, dry enough to work, and calm enough that what you apply is what dries. If you are booking a Table View exterior, aim for one of those two windows and book it several months ahead, because every good local painter is trying to fit work into the same weeks.

  • Best months: March, April, early May, September, October and early November
  • November to February is south-easter season - workable but expect lost days and sand in the film
  • Never paint an exterior straight after a windy spell without a fresh-water wash-down first
  • Steel work should be primed the same day it is stripped, before new salt settles on bare metal
  • Book three to four months ahead for the autumn and spring windows, which fill up quickly

Coastal Specifications for Table View

This is where product choice genuinely changes the outcome. A specification that is adequate in Panorama is not adequate here.

SurfaceWhat we specify and why
Exterior wallsPlascon Micatex or Dulux Weathershield Max. Both carry the film thickness and flexibility needed under salt loading and constant thermal movement. Standard PVA on a Table View exterior fails within two years.
Surface preparationA fresh-water wash to remove salt is not an optional extra. Salt crystals left on the wall draw moisture through the new film and lift it from behind, and no product overcomes that.
Steel gates, rails and palisadeStrip to bare metal, zinc phosphate primer, then two enamel coats. Hammerite Direct to Rust is a reasonable option where full stripping is impractical, but it is a compromise, not an equal.
Metal roofs and sheetingDuram Roofseal or a comparable coastal-rated roof coating, over a galvanised iron primer. Bare or previously rusted areas need treating individually before the roof is coated as a whole.
Aluminium framesDegrease, abrade, then a direct-to-metal acrylic. Coastal chalking on aluminium is cosmetic and recoatable, but the surface has to be properly keyed first.

Table View Painting Questions

Why does paint fail faster in Table View than inland?
Salt, sand and sun acting together. Salt holds moisture against the surface and attacks any exposed metal, wind-driven sand abrades the film on exposed elevations, and unshaded sun breaks down the pigment. Expect four to six years on exposed walls rather than the seven or eight you would get inland.
Is premium exterior paint worth it here?
More than anywhere else in the northern suburbs. The gap between a budget acrylic and a premium one is small on a sheltered inland wall and very large on an exposed coastal one. Spending 30 percent more on product routinely buys 50 to 80 percent more service life.
Does the house really need washing before painting?
Yes, with fresh water, and it should be a priced line on the quote. Invisible salt deposits are what lift new paint from behind. It is the single most skipped step in coastal repaints and the single most common cause of early failure.
Can you paint on a windy day?
Light wind is manageable, a proper south-easter is not. Sand embeds in the wet film and cannot be removed afterwards, and spray work becomes impossible. Any painter who insists on working through a strong south-easter is prioritising their schedule over your finish.
How do I stop my gates rusting again?
Take them back to bare metal rather than painting over existing rust, use a zinc phosphate primer, and apply two full enamel coats. Then rinse them with fresh water a few times a year. Salt sitting on painted steel is what starts the cycle again.
