Painting a Monte Vista Home
Monte Vista is largely 1960s and 1970s single-storey stock, and two features of that era drive the cost of a repaint. The first is steel window frames. They rust from the bottom corners outward, under the old enamel, and by the time you can see it the frame usually needs mechanical stripping rather than a quick sand.
The second is what is under the wall. Homes from this period were not always built with a reliable damp proof course, so rising damp appears as a tide mark up to roughly a metre on ground-floor walls, with bubbling paint and salt crystals in the plaster. Painting over that with a modern acrylic makes it worse, because the film traps moisture that then pushes the plaster off the brick.
What Painting Costs in Monte Vista
| Item | What it covers | Guide price |
|---|---|---|
| Interior, per m² of wall | Two coats over prepared surface | R60 - R95 |
| Exterior, per m² of wall | Two coats, prepared and primed as needed | R95 - R150 |
| Ceilings, per m² | Two coats, including cornice cut-in | R48 - R75 |
| Full exterior, single-storey | Typical Monte Vista 3-bed | R26,000 - R44,000 |
| Steel window frame, each | Stripped, rust treated, primed, enamelled | R450 - R900 |
| Rising damp treatment, per metre | Injected DPC, wall length | R480 - R780 |
| Replaster after damp, per m² | Hack off, salt-resistant render, skim | R220 - R400 |
| Cornice and skirting, per metre | Filled, sanded, two coats enamel | R45 - R85 |
Guide ranges. Per-square-metre rates are the most useful way to compare quotes on older homes, because they separate the paint job from the repair work that older plaster usually needs first.
Best Time of Year to Paint in Monte Vista
October to April for anything outside. Monte Vista sits far enough inland that summer heat matters more than wind, so the practical rule is to follow the shade around the house rather than to work west to east.
There is a useful exception on timing. If you suspect damp, get it inspected in late winter, around August, when moisture levels are at their peak and the extent of the problem is visible. Then book the repair and the painting for spring. Inspecting in February often understates how far the damp actually goes.
- Exterior season: October to April, with March and April the most reliable
- Do not paint a wall that has been in direct sun - surface temperature above roughly 35C makes the film skin before it bonds
- West-facing walls in the morning, east-facing in the afternoon, through December and January
- Diagnose damp in winter, repair and paint in spring, and allow the replastered wall four to six weeks to dry before painting
- Steel window frames are best done in dry, still conditions so the enamel flows out properly
What to Specify on 1960s and 70s Plaster
Older plaster behaves differently to modern render, and the product list reflects that.
| Surface | What we specify and why |
|---|---|
| Sound exterior plaster | Plascon Wall and All or Dulux Weathershield. Both are forgiving on slightly chalky older surfaces once a bonding liquid or plaster primer has gone down. |
| Chalky or powdery walls | A masonry or plaster primer is essential. Testing is simple - rub the wall with a dark cloth, and if it comes away white the surface needs sealing before any topcoat. |
| Walls treated for damp | A breathable system so residual moisture can escape. Plascon Damp Away or a.b.e. Cemseal as the barrier, then a mineral or breathable acrylic finish rather than a heavy plastic film. |
| Steel window frames | Strip back to bare metal at the corners, rust converter, Plascon Metalcare universal primer, then Plascon Velvaglo. Water-based enamel will not yellow the way the original solvent enamel did. |
| Asbestos-cement outbuildings | Never sand or wire brush these. Wash gently, seal with an acrylic sealer, then coat. If sheets are broken, they need licensed removal, not painting. |
