Painting a Panorama Home
Panorama homes are bigger, higher and more exposed than the average northern suburbs house, and all three of those things show up on a quote. Double-storey is common, stands slope, and the elevations that face north and west take a full afternoon of unobstructed sun. Colour on those walls fades noticeably faster than on the same house's south side.
The other recurring issue is the parapet. A lot of the housing stock here uses flat-topped parapet walls and box gutters, and that junction between the top of the wall and the roof is where water gets in. If you have staining on an internal ceiling near an outside wall, the paint is not the problem - the waterproofing above it is, and painting before fixing that just buries the evidence.

Guide ranges. On double-storey Panorama homes access is often 10 to 15 percent of the total, so insist on seeing it as a separate line - it makes competing quotes genuinely comparable.
Timing an Exterior Repaint in Panorama
April and October are the two best months on this side of the northern suburbs. Both give you warm, stable, low-wind conditions without the extreme surface temperatures that make midsummer painting on a west-facing Panorama wall so difficult.
If the job has to run through December or January, the working day has to be planned around the sun rather than the crew's convenience. A wall that has been baking since 11am will be well over 40C at the surface, and paint applied to it skins instantly, leaves roller marks and never develops full adhesion.
