Painting a Panorama Home

Panorama homes are bigger, higher and more exposed than the average northern suburbs house, and all three of those things show up on a quote. Double-storey is common, stands slope, and the elevations that face north and west take a full afternoon of unobstructed sun. Colour on those walls fades noticeably faster than on the same house's south side.

The other recurring issue is the parapet. A lot of the housing stock here uses flat-topped parapet walls and box gutters, and that junction between the top of the wall and the roof is where water gets in. If you have staining on an internal ceiling near an outside wall, the paint is not the problem - the waterproofing above it is, and painting before fixing that just buries the evidence.

Guide ranges. On double-storey Panorama homes access is often 10 to 15 percent of the total, so insist on seeing it as a separate line - it makes competing quotes genuinely comparable.

Timing an Exterior Repaint in Panorama

April and October are the two best months on this side of the northern suburbs. Both give you warm, stable, low-wind conditions without the extreme surface temperatures that make midsummer painting on a west-facing Panorama wall so difficult.

If the job has to run through December or January, the working day has to be planned around the sun rather than the crew's convenience. A wall that has been baking since 11am will be well over 40C at the surface, and paint applied to it skins instantly, leaves roller marks and never develops full adhesion.

  • Best months: April and October, with March and November close behind
  • North and west elevations should be painted before 11am in midsummer, or left for a cooler day
  • Waterproofing to parapets and box gutters should be done before the first winter rains, so complete it by April
  • Avoid May to August for exteriors - cold nights on the higher ground stop acrylic curing
  • Book scaffolding-dependent work early in the dry season, because a rain delay ties up hired equipment

Products for Sun-Exposed Panorama Elevations

UV is the main enemy on the sunny side of a Panorama house. Product choice and colour choice both matter.

SurfaceWhat we specify and why
North and west wallsDulux Weathershield or Plascon Micatex, both formulated with UV-stable pigments. This is not the wall to save money on - a budget acrylic will visibly chalk within three years.
Colour selectionMid to light tones hold up far better. Deep charcoals, reds and navies on a west-facing wall fade unevenly and are the most common source of repaint disappointment in this suburb.
Tile roofsPlascon Nuroof Cool reflects heat as well as sealing the tile, which measurably lowers the ceiling-void temperature under a large Panorama roof.
Parapets and box guttersa.b.e. Super Laykold or a torch-on membrane, taken up the wall and properly terminated. A brushed-on coating over a moving crack fails in one season.
Interior double-volumePlascon Double Velvet gives a low-sheen finish that does not show roller lap marks across a big uninterrupted stairwell wall the way a matt PVA does.

Panorama Painting Questions

Why has one side of my house faded and the others have not?
Ultraviolet exposure. The north and west elevations of a Panorama home take several more hours of direct sun a day than the south side, and pigment breaks down in proportion to that. Choosing UV-stable products and mid-tone colours narrows the gap considerably.
Should scaffolding be included in the quote?
It should be listed, and priced separately. Access on a double-storey home on a sloping stand can add R4,500 to R12,000, and a quote that hides it inside a single figure is impossible to compare against one that excludes it.
I have a brown stain on the ceiling near an outside wall. Will paint cover it?
Temporarily, and then it comes back. That pattern points to water entering at the parapet or box gutter junction. Fix the waterproofing, let the ceiling dry fully, seal the stain with a stain-blocking primer, then paint.
Is a heat-reflective roof coating worth the extra?
On a large roof, generally yes. The coating costs more per litre but reduces heat load into the roof space, which is noticeable on the upper floor of a double-storey through a Panorama summer.
How long will a good exterior repaint last here?
Five to seven years on sheltered elevations. On the sun-facing walls, expect closer to four to five before the colour starts going. Many owners repaint just those elevations mid-cycle, which is far cheaper than doing the whole house.
